MLS & Rental Data

Elementix now ingests MLS listing data and rental listing data across properties. You can see current listing status (active, contingent, pending, etc.), days on market, and historical listing activity. Transactions can be filtered by whether the attached property is currently listed or has specific MLS characteristics.

For multi-family properties, individual units are broken out with their advertised rents and occupancy status. Rental data is tracked and saved over time, giving a historical view of real listed rents per unit. This is particularly useful for underwriting DSCR loans against actual market rents rather than borrower-reported figures.

Mechanics Liens & Tax Liens

Elementix now processes mechanics liens, state tax liens, and federal tax liens. These surface at the operating entity level and, where possible, are tied to specific properties. This is the first in a series of expanded risk signals across sponsor portfolios.

AI Connections (MCP Connector)

A new MCP server connector allows you to query Elementix data directly from Claude, ChatGPT, or Copilot. Elementix data can be combined with other MCP-connected tools in the same conversation. See the AI connections page here.

Companies (Beta)

A new Companies feature automatically researches and continuously monitors key people at larger organizations such as home builders, regional developers, and SFR operators. Company pages track partners, key hires, and operating entities in one place. This provides a clearer picture of institutional borrowers where tracking individual signatories alone does not capture the full scope of activity. See the companies page here.

This feature is in beta as we continue to tune our automated research systems.

Alerts 🚨

Alerts can be enabled on any table view to track new results. A weekly digest will be sent out every Monday with alerts from your saved views. See the alerts guide for setup instructions and details.

Network Graph (Beta)

Each person now has a network graph showing the affiliated people and through what entities they are connected. To access this feature go to the "Entities" tab on the person page, then click "Network Graph".

Filtering out support staff

Now by default, all tables will filter out attorneys, title agents, transaction coordinators and other supporting / non decision maker roles. Across the application these people will appear with yellow flags.

Research Agent 🤖

We're adding automated research to our ownership discovery system — a third method alongside document images and Secretary of State filings. This fills gaps where those sources aren't available.

After months of development, the agent now outperforms human researchers: it doesn't fatigue, explores every available source, and catches connections that manual research misses. Rolling out today (Monday Feb 2) in California and parts of New York.

Assignments

Assignment tracking is now out of beta, see the assignments page. Track which lenders are transferring and/or receiving notes with granular filters.

Lenders also have assignment tabs to isolate their activity. For example, see Churchill's assignments here.

New API Docs

The API now has complete coverage of Elementix features and functions including search and bulk exports. See the API documentation here.

Coverage Improvements

108 new counties were added to our signature extraction system in December (spread across 27 states — primarily TX, OH, VT, NJ, CT, MT). This is our largest coverage push ever.

Saved views

Table views will now save when you leave a page then come back. Users can select from preset views in sidebar and save their own custom views.

Per user contact unlock allowances

Contact unlock allowances can now be set per-user in an organization. Learn more here.

Print mode

Most pages can now be exported to a clean PDF format. In the sidebar or top bar click the print icon.

Help Center

The help center is now available here. It includes guides on common topics like managing your account, finding borrowers, tracking maturing loans, and more.

Client Flow

The Client Flow tab on the Lender page has been fully reworked. It now gives a clearer view of where your clients are coming from and where they are going. Churn is high in private lending, so it is important to understand the difference between clients switching to competitors and clients going inactive.

You can now drill into each client list directly from the chart. This makes it easier to monitor existing relationships and spot clients who may be "lender hopping".

New Borrower Filters

We added new filters on the People page that let you target borrowers by experience level and loan count within a selected time range. When prospecting, the most experienced or active borrowers are not always the best place to start.

For example, you can now run a query like: borrowers with less than 4 loans this year but at least 3 years of experience. For many lenders, this group converts far better and is now easy to isolate.

Experience is calculated from the date of the borrower's first loan with an investment lender and does not change when you adjust the page's time range. For more detail on using these filters, see our guide.

Quality Improvements

Every week we continue to focus on improving person to entity mapping and person to contact info accuracy. This month we expanded our phone and email coverage and added 15 new counties to our signature extraction pipeline. We plan to double our county signature extraction coverage in the next month.

Map / Table Hybrid View

Select tables are now capable of also being viewed as a map. The view mode can be changed on the table to be map only, table only, or hybrid.

Preferences

A default location filter and default view mode can be configured in the user preferences page.

Bulk exports now support contact data

The export button is located in the sidebar on every table. Contact exports consume contact unlocks.
